Office-to-Residential Conversions
Services
An office building becomes housing. The finish work that makes that happen is residential, at commercial scale, and it usually happens while parts of the building are still in use. Working in occupied buildings is what this company has done since 1995.
Expertise
The building changes use. The finish work does not.
Aging office towers across New York are being converted into apartments. Those floor plates were laid out for offices, so column spacing, slab conditions, and ceiling heights rarely match a purpose-built residential tower. The finishes still have to land like residential.
That is our part. Hundreds of units of flooring, paint, and wall covering, delivered to residential standards, coordinated with the architect and the general contractor, in a building that is often still partly occupied. Tenant-in-place work has been part of this company since the beginning. A conversion is that same discipline on a bigger floor plate.
Key Capabilities
Residential Finishes at Volume
Hundreds of units of flooring, paint, and wall covering in a single building, at the same scale we deliver on new multifamily construction.
Work Around Occupancy
Conversions rarely start with an empty building. We sequence around tenants, active floors, and shared elevators, the way we do in occupied hotels every week.
Existing Conditions
A commercial slab is not a residential subfloor. We handle the prep, leveling, and transitions that come with a floor plate built for a different purpose.
One Interior Package
Flooring, paint, wall coverings, and finish elements under one contract, so the general contractor coordinates with one team instead of four.
The Market
Why we take this work
Surplus office space on one side, a housing shortage on the other. The buildings in between need finish contractors who can work at residential quality and commercial scale.
Occupied
Tenant in Place
We have spent three decades finishing buildings that people are still living in or working in. A conversion is rarely an empty building, and that does not slow us down.
Residential
The End Product Is Housing
Whatever the building used to be, what we install is residential. That is the work we have done across thousands of apartments in New York and New Jersey.
Volume
Hundreds of Units
Conversion projects run into the hundreds of units. We carry the crews, logistics, and project management to deliver at that scale.
How We Work
Our Process
The same four steps we run on every building, adjusted for a floor plate that was not built for housing.
Evaluation
We check existing floor conditions, the structure, and the conversion plans, then set the flooring approach area by area.
Specification
We work with the architect and designer on materials that meet residential standards and suit the existing structure.
Installation
Crews handle what conversions bring, uneven subfloors and odd layouts included, to the same standard in every unit.
Delivery
Final inspections and punch list. Every space finished to residential standard and ready to occupy.
Questions
Good to know
What does Urban Flooring Systems do on an office-to-residential conversion?
The residential finish package: unit flooring, paint, wall coverings, and interior finishes at commercial scale, across hundreds of units, in buildings that are rarely empty while the work goes on.
Why does occupied-building experience matter for a conversion?
Conversions run in stages, often with tenants or other trades in the building. Urban Flooring Systems has spent three decades finishing buildings that people are living or staying in, which is the same problem.
