Hotels do not get the luxury of closing for renovations. Guests are checking in on the floors above while we renovate rooms below. Almost all of our hotel work happens in occupied properties, and we have run six of them at the same time.

Urban Flooring Systems executes Property Improvement Plans to brand standard and on schedule. We know the Marriott and Hilton specifications and the inspections that come with them. Guest rooms, corridors, lobbies, and common areas, delivered floor by floor while the hotel stays open.

Renovation is only half of hospitality. The other half is everyday guest room turnover: a flood, a burn, a pest event, or plain wear. We hold the attic stock from your renovation so a room can be restored and back in revenue fast.

When a developer brings 200 units to market, every apartment has to be finished to the same standard, on the same schedule. New construction in New York is a coordination job as much as an installation job.

Urban Flooring Systems works with developers and general contractors on flooring and interior finishes for new multifamily buildings across the New York area. The work starts in planning: material selection, budget, and installation sequencing.

Luxury vinyl plank, engineered hardwood, porcelain tile, natural stone. We help developers pick what holds up at the budget they have, then install it. A building we finished new is usually a building we turn over later.

Our turnover work runs from single apartments to building-wide rehabilitation programs for NYCHA, HPD, property management companies, and landlords with thousands of units across the region.

A typical scope includes flooring replacement, painting, bathroom updates, kitchen improvements, and general repairs. We coordinate every trade so each apartment moves through in order, and we know the paperwork that comes with public housing and government contracts.

Office buildings across New York are being turned into apartments. The structure is commercial, the finish standard has to be residential, and the contractor has to know both.

Floor plates laid out for open-plan offices become apartments with kitchens, bathrooms, and living rooms, and the finishes have to read as residential the moment a prospective tenant walks in.

Our scope typically covers flooring across all residential units, bathroom installations, kitchen finishing, and common area improvements, coordinated with the architect and general contractor. Conversions are rarely empty buildings, and working around occupancy is what this company has always done.
